About this page. These are case notes written by our own team describing the kinds of losses we handle — they are not customer reviews, and we do not present them as such. We are collecting verified customer reviews and will publish them here, with a star rating, as they come in.
Case notes

A couple had been chasing a musty smell for two months with nothing visibly wet — no stain, no drip, no high bill. We metered the floor and found nothing, then opened the crawl space hatch. Standing water across a third of it, fed by a pinhole in a galvanized line. On raised-foundation homes this is where the water goes, and nobody looks.
A supply line failed while the family was out, and water reached the original oak in the dining room. Boards were already cupping at the edges. We set floor drying panels directly on them to pull moisture up through the wood. Eight days of metering — considerably longer than the room around them — and the floor flattened back out. No board replacement.
Water came through a back-room ceiling from a failed supply line in the unit above, which had been running for hours. We extracted that night and set containment so the sales floor could open Monday morning, running drying behind a barrier. The plaster wall cavity took five days to reach the dry standard. They never closed a day.
The only symptom was a water bill that had roughly doubled. No warm spot, because it was a cold-water line, so thermal imaging found nothing. Acoustic listening put it under the hallway slab, four feet from a wall. It had been running for months — two wall bases had wicked moisture, with growth behind a linen closet nobody had opened.
A failed connector under an upstairs vanity ran overnight. Obvious damage in that unit and the ceiling below. We asked to meter the unit on the other side of the party wall — the owner was skeptical, nothing was visible. Their wall read wet eleven feet from the source. Three units dried on one job, and nobody got a surprise in November.
A lateral backup put Category 3 water into the only bathroom of a home with seven people in it, including an infant. Standard advice would be relocate. Instead we contained the bathroom completely, ran negative air, and removed and disinfected the same day. Usable bathroom back in 48 hours rather than five days. More crew hours, right call for that household.
Before you hire anyone
How to judge a restoration company, including us
Star ratings are easy to manufacture and hard to verify. These are the questions that actually tell you whether a crew measures its own work — ask them of every company you speak to.
“Will you give me a daily moisture log?”
This is the single most revealing question. Drying either gets measured against a dry standard or it gets guessed at, and a written log is the only proof of which happened. If a company cannot produce one, they are not metering the job — and your claim file will show that gap.
“Do you handle the rebuild too?”
Many companies dry the house and leave. That is where jobs stall for months while you try to find a drywall contractor, a flooring installer and a painter, and while your adjuster asks for a scope none of them will write.
“What category is this water, and what does that mean for my things?”
A crew that classifies the water in front of you and explains what it means for your carpet, your cabinets and your safety is working to a standard. A crew that starts moving equipment without saying is not.
“Can you quote me a price right now, over the phone?”
The right answer is no. An accurate figure needs a moisture map, because the wet area is nearly always larger than the visible one. A confident phone quote before anyone has metered anything is a warning sign, not a convenience.
We would rather you asked us those four questions and compared the answers than took a number on a page at face value. Every job we run produces the log, the map, the photographs and the scope — and you keep all of it whether or not you ever need to argue about it.
Questions about our work and our reviews
Ask three questions. Will you produce a daily moisture log — if not, the drying is not being measured. Do you handle the rebuild, or do I find my own contractors afterwards. And what is your dry standard and how will you show me you hit it. A company that answers those crisply is one that measures its own work. Be wary of a firm price over the phone before anyone has metered anything, and of anyone who guarantees your claim will be approved, because a contractor does not control that.
Extraction starts on the first visit, always. Drying equipment is running before the crew leaves. Someone takes readings at the same marked points every day and adjusts equipment based on them. You are told the water category and what that means for your belongings. And at the end you get a document package your adjuster can work from, plus a walkthrough where the readings are shown to you rather than described.
Because we do not have verified customer reviews to publish yet, and inventing them would violate Google's policies and FTC endorsement rules. The accounts here are written by our own team and labeled as such. When genuine reviews come in they will be published separately, clearly identified, with a rating — and the star display and review markup on this site turn on automatically at that point rather than being hand-typed.
Ask when you call. References depend on what a previous customer has agreed to, and we will not hand out contact details without permission. What we can always do is walk you through a job like yours in detail — what we found, what we removed, how long the drying took and what the documentation looked like — and answer any question about method before you authorize anything.
Water damage? Every hour makes it worse.
We answer 24/7 and dispatch a crew within 60 minutes across Downey and the neighboring Gateway Cities. A person answers the phone — not an answering service.
