Hidden Leak Symptoms: What Your House Is Telling You
Hidden leaks are the expensive ones, and they announce themselves for weeks. Here is what to notice, and the ten-minute test that settles it.
The short answer
Seven signals: a warm spot on the floor, a bill that jumped, running water with everything off, gradually declining pressure, a musty smell with nothing visibly wet, new cracks in tile or drywall, and a green soggy patch of lawn. Confirm any of them with the ten-minute meter test.

The costly leaks are not the dramatic ones. A burst pipe floods your house and you deal with it that day. A pinhole under a slab runs for four months, saturates the ground under your foundation, wicks up into two wall bases, and grows mold in a closet nobody opened.
The good news is that hidden leaks are not silent. They produce specific signals, and most people notice at least one long before they act on it.
The seven signals
1. A warm or hot spot on the floor

The single most reliable indicator of a hot-water slab leak. Water escaping a hot line heats the concrete above it, and you feel it barefoot. If one patch of your floor is consistently warmer than the rest, that is not a quirk of the sun.
2. A water bill that jumped

With no change in household size or habits. A leak running continuously puts through a lot of water — a small slab leak can add substantially to a bill without producing a single visible drop indoors.
3. The sound of running water with everything off

Best heard at night with the house quiet. A faint hiss or trickle, often seeming to come from inside a wall or under the floor. If you can hear it and nothing is running, something is.
4. Water pressure that has declined

This one is under-noticed because the change is gradual. Pressure that dropped over years reads as normal by the time it is significant. Worth asking yourself whether your shower is what it used to be.
5. A musty smell with nothing visibly wet

Especially at floor level, in a closet, or inside a cabinet. Microbial growth produces that smell as it metabolizes, which means something is currently wet enough to sustain it.
6. New cracks in tile, grout, or drywall

In expansive clay soil, a leak under the slab saturates ground locally, that ground swells, and the differential movement cracks what is above it. New cracking alongside any other symptom on this list points fairly directly at a leak.
7. A green or soggy patch of lawn

Grass growing faster and greener over a line, or ground that stays soft. Usually an irrigation leak, sometimes a leak in the service line between the meter and the house.
The ten-minute test that settles it
- Shut off all fixtures and appliances, including the irrigation controller and the ice maker
- Find your meter — usually in a box at the sidewalk, marked WATER
- Note the reading and watch the leak indicator for ten minutes
- If it moves, you have a leak on your side of the meter
- To narrow it further: close the main at the house and watch again. Still moving means the leak is between the meter and the house. Stopped means it is inside.
That second step is genuinely useful and takes an extra two minutes. It tells a detection technician where to start.
Why Downey produces so many of these
Two housing eras, two failure modes, both currently coming due.
The 1940s–50s post-war bungalows across North Downey and the Woodruff/Florence corridor have galvanized steel supply lines, well past their fifty-year design life. These give a specific warning set: rust-tinted water after a tap has sat overnight, gradually declining pressure, and repeat pinhole leaks.
The 1960s–70s slab tracts across South Downey, Apollo, and the Warren High subdivisions have copper under the slab, now fifty-five to sixty-five years old, in clay soil that flexes it seasonally. These give the warm floor spot, the bill increase, and the running-water sound.
What it costs to wait
The plumbing repair is essentially the same whether you find a slab leak in week one or month four. Everything else multiplies.
At week one: detection, a spot repair, a modest dry-out. At month four: saturated soil under the slab, moisture wicked up wall bases across two rooms, mold behind drywall, flooring affected, and a claim conversation about whether the damage was sudden or gradual — because carriers do assess duration, and gradual damage is generally excluded.
If you have noticed one of the seven signals, run the meter test tonight. It is free and it takes ten minutes.
Frequently asked
Run the meter test. Shut off every fixture and appliance including the irrigation controller and ice maker, then watch the small triangle or dial on your water meter for ten minutes. If it moves, water is escaping in the pressurized system. To narrow it down, close the main at the house and watch again — still moving means the leak is between meter and house, stopped means it is inside.
Very easily, and that is the normal case for a slab leak. Water escaping under a foundation drains into the soil rather than pooling indoors. Same with a service line leak in the front yard, which often shows only as a suspiciously green patch of grass. Invisible does not mean harmless — it is saturating the ground under your foundation and wicking into your wall bases the entire time.
In an older home it often means the inside of your supply pipes is scaling up and narrowing the bore, which is what galvanized steel does as it corrodes. That is a system nearing the end of its life rather than a discrete leak. Combined with rust-tinted water after a tap has sat overnight, it is the clearest signal there is that a repipe should be planned rather than waited for.
